Ready to Expand Your Draper Home? Start on Solid Ground

Adding a new bedroom, a bigger garage, or a beautiful sunroom is a great way to upgrade your home in Draper, Utah. Since our lovely city sits right against the Wasatch Range, our soil and weather can be tough on buildings. That is why your home addition needs a rock-solid concrete foundation. But finding the right team for the job can be tricky. Some concrete contractors for home additions in Draper care more about making a quick buck than doing a good job. Knowing the warning signs of a bad contractor can save you thousands of dollars and a giant headache.

Major Red Flags to Watch Out For

When you start looking for Draper concrete contractors, some bad habits should make you run the other way. Here are the biggest warning signs that a contractor might not be right for your home addition.

1. The “Too Good to Be True” Low Price

Everyone loves to save money, especially on big home projects. However, if one estimate is much lower than all the others, be careful. Cheap concrete work usually means the contractor is cutting corners. They might use low-grade materials, skip steel reinforcement bars (rebar), or pour the concrete too thin. In Draper’s freezing winters and hot summers, cheap concrete will crack and crumble very quickly.

2. Demanding Cash Upfront

It is normal for a builder to ask for a small deposit to buy materials. It is not normal for them to ask for the entire payment, or a massive cash deposit, before they even start digging. If a contractor demands most of the money upfront, they might take your cash and disappear. A trustworthy business will have a set payment schedule based on work milestones.

3. No Written Contract or Vague Estimates

A professional concrete contractor will always put their plan in writing. If a contractor tells you, “Don’t worry, we can just shake on it,” treat that as a major warning sign. Without a written contract, you have no proof of what you agreed to pay or what work they promised to do. The contract should clearly list the materials, timeline, total cost, and cleanup plans.

4. Avoiding Local Permits and Rules

Building a home addition in Draper requires official permission from the city. If a contractor asks you to pull the building permits yourself, or says “we don’t need permits for this,” they are likely trying to hide something. They might not have the proper insurance, or they might not want city inspectors looking at their work.

Why Draper Permits Matter

Draper City has specific building codes to keep homes safe from earthquakes and shifting mountain soils. Skipping permits might save time today, but it can make your home unsafe. Plus, you could face heavy fines from the city or have trouble selling your house in the future.

How to Verify a Local Concrete Expert

Now that you know what to avoid, how do you find a great team? You can protect your home by taking a few simple steps to research local workers.

Check the Utah DOPL License

In Utah, all legitimate contractors must be licensed by the Division of Professional Licensing (DOPL). Before hiring anyone, go to the DOPL website and look up their business name. Make sure their license is active and that they have the right type of license for concrete and structural work.

Look for Local Draper Reviews

Don’t just rely on the pictures on a contractor’s website. Search for reviews on Google, Yelp, or the Better Business Bureau. Look for feedback from other homeowners in the Salt Lake County area. Pay attention to how the contractor handles complaints. A good company will always try to solve problems politely.

Putting It All Together: Your Path to a Strong Addition

Building an addition to your Draper home is a major investment that should last for decades. The foundation is the most important part of the entire project because it holds up the rest of your house. By keeping an eye out for warning signs—like super low prices, demands for cash upfront, a lack of written contracts, and avoiding city permits—you can protect yourself from dishonest workers. Always take the extra time to check Utah state licenses and read reviews from your neighbors. Investing in a qualified, honest concrete contractor ensures your new home addition stays safe, strong, and beautiful for years to come.
